Once the heart of the original eighty-acre Hutton Farm, our 1840s Italianate home now rests on seven peaceful acres of lawns and rambling woods. Mature walnut and maple trees sway overhead, birdsong drifts across the property, and the verandas invite you to slow down and breathe deeply.
Though it feels tucked away, we are just a short walk from Main Street and the shores of Keuka Lake — a rare blend of privacy and connection. From here, you are moments from the Keuka and Seneca Lake wine trails, local shops and restaurants, craft beverage stops, and the scenic Keuka Lake Outlet Trail.

We recently enjoyed a wonderful weekend getaway with two other couples at your home. One of the couples stayed with you two years ago, raved about their experience, and we can now see why. We were completely blown away by the architecture and how immaculate and perfect every inch of the house was. It's clear that you, Maggie and Mike, have put so much thought and care into the place. The rooms are adorable and the breakfast, was absolutely delicious. We all agreed, we would love to come back again soon.

Had an excellent experience at the Finger Lakes Bed & Breakfast at Hutton Farm. Hosts Maggie and Mike met us when we arrived. Got a tour of the house and an overview of breakfast and all amenities. Room was lovely. Super clean everywhere. Breakfast was delicious. And the post breakfast conversations were wonderful - local happenings, food, experiences. Location was perfect - we were central for attending a wedding in Branchport and exploring the east side of Keuka (shops, antiques, wineries, waterfalls, etc...). We're highly confident that we'll be back to stay again. Well worth consideration if you're looking to stay in the Penn Yan area.

This was our second visit to the inn and the Finger Lakes (FLX) region. Maggie and Mike continue to provide their guests an amazing experience. The inn is beautiful, filled with warmth and spotless clean. Breakfasts are so delicious! The perfect way to start a day of wine tasting. Maggie and Mike are very knowledgeable of the area and helped us to plan our outings. Super people! We wouldn't think of trying another inn. When you know, you know!

You will not find a better B&B in the area. Maggie and Mike make your stay extra special with Maggie's outstanding breakfasts, and Mike's knowledge of the area. The place is expertly decorated with a keen sense of attention to detail. The home itself is simply exquisite and kept immaculate. When you enter your room know you can take your shoes off and not have to put slippers on because the floors are kept to the highest standards. No dirty feet to worry about. From the very comfortable mattress to the quality bedding, you'll experience some of the best sleep you've had in years. The morning coffee is also outstanding, smooth, robust, and perfect to enjoy Maggie's baked items with. Her tea selection is extensive so something for everyone. Don't leave without one of her handmade soaps. I've been staying at Inns and B&Bs for over 40 years. Please note, few have come close to every special touch Maggie and Mike offer and their warm and engaging personalities complete the package.

I don’t know if it’s the breakfast or the fact that 20 minutes after you arrive you feel like you have known them all your life. It’s a beautiful place in a perfect part of the finger lakes. Always our first choice to get away.

This is a beautiful, well-maintained property, and Mike and Maggie are wonderful hosts. They are a fun, engaging couple who genuinely care about their guests. Maggie is an exceptional cook, so all the breakfasts were outstanding. We ordered some of her baked goodies to bring home, so we're still enjoying her culinary talents. While Maggie is busy in the kitchen, Mike provides the entertainment in the breakfast room with his great sense of humor while playing his waiter role with gusto. This is a B&B that really does feel like you are welcome guests in someone's home. Downtown Penn Yan is a short, pleasant walk from the B&B. This place definitely merits repeat visits!

I do not even know where to begin.... My husband and I stayed here for our anniversary weekend to celebrate. I mentioned this very briefly on the phone when calling with a question about our stay. Not only did Maggie pick up on this, but we were welcomed with a sweet card wishing us a happy anniversary. And from there the service only continued to impress me beyond words. I know not a lot of people would notice all the small stuff, but that is part of what made this such a great stay. From the spotless room to the plastic laundry bags provided (to bring home dirty clothes) to the super soft toilet paper to the amazing smelling homemade soaps. Fresh flowers in our room and at our little breakfast table. AND most importantly, THE FOOD. WOW WOW WOW WOW!! The food was phenomenal. I did not share this with Maggie and Mike, but I don’t like cinnamon, but the food was so good that I didn't care and ate it anyway. Which is saying a lot. Because I REALLY don't like cinnamon. Maggie and Mike were such great hosts. It was such a pleasure getting to know them and staying at their wonderful B&B. If we are ever in the area again, we will be back! SO worth it.

A truly amazing, unique, Beautiful, with amazing hosts Bed and breakfast It’s hard to choose where to start with this amazing bed-and-breakfast.
First, driving up the long tree lined driveway and seeing the beautiful well-kept bed-and-breakfast, surrounded by beautiful plants and bushes in front of you, thinking about the horse and buggies arriving just as we are now.

This was my third visit to this beautiful and historic bed and breakfast. Maggie and Mike have thought through every detail to make anyone's visit so wonderful. The outdoor space is beautiful and serene, the breakfasts absolutely outstanding and the individual rooms historic, clean, unique, and comfortable. If you are looking to explore the FingerLakes Region for some delicious wine and wonderful outdoor sites...this is the place to stay. Thank you again Maggie and Mike for a wonderful stay. Maggie and Mike were amazing hosts. Very thoughtful, will give you space if you want but are always willing to talk and tell you about the history of the amazing property. Every detail of our stay was amazing. They were able to use real time pieces for furniture and decor without giving the place a stuffy feel. The house and rooms are very clean but still have a home-y atmosphere. Every guest has their own table and coffee area for breakfast to maintain social distancing.

The perfect getaway bed and breakfast. We chose this bed and breakfast to be central to the activities and lakes of the region. Not only did it fit the bill perfectly, the care and support our hosts provided, and especially the wonderful breakfasts that fueled us throughout each day, and the ambience of the house and the private room furnishings, made the trip well beyond what we expected and resulted in a well-balanced fall break for us both. Our hosts have done a wonderful job of anticipating and providing for guests needs and were very gracious and helpful in making each day a treat. We can't recommend highly enough the wonderful soaps that Maggie crafts, as a bonus.

Great place stay and will be back again!
Michael and Maggie run a beautiful B & B, on an awesome property , and we will definitely stay again. The rooms were very comfortable with a private bath. Each room in its own way had its own theme and history. Our hosts were super friendly, but not intrusive, a tricky balance. They gave us ideas of things to do , and places to eat and history of their home.

Mike and Maggie did an amazing job with this place. The detail is what we hoped for but prepared to be missing...it was not. From big things like individual room A/C and hot water all the time, to small things like perfectly fit, trimmed, and painted molding, and the outlet covers, much care and effort has been put into this place. This was our first visit and will likely not be our last. Great experience with hosts that engaged with all guests but weren't intrusive at all. Really, a great experience and within walking distance to some fun experiences in Penn Yan. Really worth it.

Long Overdue Review! I would give them 10 stars if I could. We celebrated our 20 year wedding anniversary in the Finger Lakes and had an amazing time staying at the B&B at Hutton Farm. Maggie and Mike were so welcoming and friendly, made us immediately feel at home. They were experts on the area and gave us many suggestions for great local wineries and places to visit.

Some evenings call for a meal that feels like part of the getaway itself, and we love pointing our guests toward the spots that make this area shine. These are the restaurants where the lights glow warmly, the food is made with care, and the atmosphere invites you to linger a little longer than planned.
