Check-In & Checkout
Guest check-in is between 3:30 p.m. and 6:00 p.m. Checkout time is 11:00 a.m.
Early check-in is sometimes available for an additional fee ($30/hr.), but must be arranged in advance. Please contact the Innkeeper at (315) 536-8070.
Rates & Reservations
Room rates are based on double occupancy and include our full breakfast. All rates shown are subject to State and local sales and occupancy taxes and may change without notice.
There is a two-night (2) minimum stay.
Please be sure to share any food allergies or special dietary needs at the time of reservation, as we may not be able to accommodate them without advanced notice.
The Primary Booker is responsible for communicating all policies and restrictions to their party to ensure a comfortable stay for everyone.
Deposits & Cancellation Policy
At the time of reservation, a deposit of 50% of the total stay, including any add‑ons, will be collected to confirm your booking. All room reservations must be secured with a credit card even with a gift certificate.
As a small B&B, cancellations greatly affect us. For a cancellation received fourteen (14) days or more prior to the arrival date, the deposit will be refunded less a $90.00 cancellation fee per room. For any cancellations received or reservations made less than fourteen (14) days prior to the arrival date, the full amount of the reservation will be charged and is nonrefundable. For groups reserving three (3) or more rooms, a cancellation notice received thirty (30) days or more prior to the arrival date is required for a deposit, less the fee per room, to be refunded. Early departures or “no shows” are considered a short notice cancellation and are treated based on the above policy. We ask that all cancellations be made by email or other written correspondence.

We gladly accept Visa, MasterCard, Discover, American Express, or cash.
Gift certificates are available for any dollar amount and expire within (1) year, but must be presented at check-in. Please contact us for details.
Restrictions
Smoking of any kind, including vaping or the use of candles or open flames, is NOT permitted anywhere inside the house, on the verandas, or on the grounds. If smoking or vaping occurs, guests will be asked to leave immediately with no refund. A minimum $500 cleaning and restoration fee will be charged for any smoke, vape, or related odor or damage.
We are sorry, but we do not allow pets or animals of any kind (including service dogs) in the house.
Based on our New York State beer and wine license, outside liquor is not permitted on the property.
With wine and beer served on the property, all guests must be 21 years of age or older.
Use of the house & grounds are limited to current registered guests only.
Coolers containing ice are not permitted inside the house. Due to the age and condition of the historic floors, melted ice and moisture can cause damage.
Guest Identification
All guests are required to provide positive and verifiable identification before a reservation will be confirmed. This includes the name of each guest, physical address (home or business), telephone number, and direct email address of the person who makes the reservation. Upon arrival we will ask for a photo I.D. as we take the safety of our guests very seriously.
ADA Compliance
Based on the age of the building, we cannot offer ADA accessibility, but there are only five (5) steps to enter the Inn and we have a first-floor guest room (Library).
Any damages, stolen items, or broken items that occur during the stay will be the full financial responsibility of the Guest. This includes the responsibility of everyone in the Guest Party. Any special cleaning resulting from Guest actions will be charged ($500 minimum) to the credit card provided at the time of making the reservation. Charges may need to be applied after the departure of the Guest as deemed necessary by the Owner/Innkeeper.
Right to Refuse Service & Waiver of Liability
As a privately owned and operated property, we reserve the right to refuse service to anyone. Should there be any disorderly conduct, impairment, disrespect to staff, property, and/or other guests, intentional damage, or non-compliance with our policies, you may be asked to leave at any time with no refunds given. Owners will not be held liable for accidents or injury to Guests or for loss of money, jewelry, or valuables of any kind.
