We want your time at Finger Lakes Bed & Breakfast to be as enjoyable and memorable as possible.  Our beautiful, historic home offers elegant accommodations that are a perfect alternative to impersonal hotels.  To assure that our guests are not surprised when they arrive, we ask that you read through our policies.

Check-In & Checkout

Guest check-in is between 4:00p.m. and 7:00p.m.

If arriving outside that time, please contact the Innkeeper at (315) 536-8070 as soon as possible. Please be aware that additional charges may apply.

Checkout time is 11:00 a.m.

Rates & Reservations

Room rates are based on double occupancy and include our full breakfast.

There is a two-night (2) minimum stay.

All rates are subject to State and local sales and occupancy taxes and may change without notice.

Please inform us of any food allergies or special dietary requirements at the time of reservation or we may not able to accommodate you. Inquire about our gluten-free, plant-based, and vegan substitutions.

Deposits & Cancellation Policy

At the time of reservation, a deposit of one (1) full night room rate plus taxes will be charged or 50% of the total stay (more than two (2) nights) or for special packages or events.  All room reservations must be secured with a credit card.

As a small B&B, cancellations greatly affect us.  For a cancellation received fourteen (14) days or more prior to the arrival date, the deposit will be refunded less a $50.00 cancellation fee per room.  For cancellations received or reservations made less than fourteen (14) days prior to the arrival date, the full amount of the reservation will be charged and is nonrefundable.  Early departures or “no shows” are considered a short notice cancellation and are treated based on the above policy.  We ask that all cancellations be made by email or other written correspondence.

We gladly accept Visa, MasterCard, Discover, American Express, cash, and previously established corporate accounts.

Gift certificates are available for any dollar amount and do not expire, but must be presented at check-in.  Please contact us for details.


NO smoking of any kind, including vaping, or open flames/candles are permitted in the house or on the verandas and grounds.  A minimum $500 fee will be charged should there be any damages or lingering smoke/smell as a result of smoking.

We are sorry, but we do not allow pets or animals of any kind (including service dogs) in the house.

Since we serve wine and beer, adults 21 years of age and older are welcome.

Guest Identification

All guests are required to provide positive and verifiable identification before a reservation will be confirmed.  This includes the name of each guest, physical address (home or business), telephone number, and direct email address of the person who makes the reservation.  Upon arrival, we will ask for a photo I.D. as we take the safety of our guests very seriously.

ADA Compliance
Based on the age of the building, we are not able to offer ADA accessibility, but there are only five steps to enter the Inn and we have a first-floor guest room (Library).

Any damages, stolen items, or broken items that occur during the stay will be the full financial responsibility of the Guest. This includes the responsibility of everyone in the Guest Party. Any special cleaning resulting from Guest actions will be charged ($250 minimum) to the credit card provided at the time of making the reservation. Charges may need to be applied after the departure of the Guest as deemed necessary by the Owner/Innkeeper.

Right to Refuse Service & Waiver of Liability

As a privately owned and operated property, we reserve the right to refuse service to anyone.  Should there be any disorderly conduct, disrespect to staff and other guests, intentional damage, or non-compliance with our policies, you may be asked to leave at any time with no refunds given.  Owners will not be held liable for accidents or injury to Guests or for loss of money, jewelry, or valuables of any kind.
